Best GEO Tools for Mortgage Lenders and Brokers in 2026
GEO tools for mortgage lenders and brokers in 2026, ranked on state and city prompt tracking, sentiment, and tracing a wrong AI answer to the page behind it.
Borrowers don't ask ChatGPT about mortgages in general. They ask for the best mortgage lender for first-time buyers in Ohio. They paste two lender names and ask which one has lower closing costs. They look for a mortgage broker near them who handles self-employed income. Each prompt carries a state, a product or a borrower situation, and the engine answers with a short list of names. If yours isn't on it, the borrower books a call with someone else.
Lending has two problems most categories don't. The first is staleness. An answer can repeat a rate, a fee, a minimum credit score or a program name that was right on some page last year and is wrong today, and the engine has no way of knowing. The second is geography. Lenders are licensed state by state, and a broker's market is often one metro area. A lender that shows up for a Texas prompt can be missing from the same question about Florida.
Your product pages also compete with rate comparison sites, personal finance publishers, review sites and Reddit threads where borrowers swap closing stories. When an AI answer gets your closing costs wrong, the useful question is which of those pages it read.
This guide is about measurement. It doesn't cover lending compliance, and nothing here is financial advice. If you're a bank with a wider product range, our guide for banks and financial services takes that angle instead.
How we ranked
None of these tools is sold as a mortgage product, and none of the entries we used documents a lending compliance certification, so we didn't score on that. We ranked on what a lender or broker needs, counting only features each tool's catalog entry documents:
- Prompt tracking you can pin to a state or a city
- Sentiment reporting, so negative or odd framing of your brand shows up as a finding
- Citation reporting that names the page or domain behind an answer, comparison sites included
- A price you can see, or a plain note that there isn't one
1. Promptwatch
Promptwatch tracks prompts at country, state or city level, with search volumes, difficulty scores and query fan-outs. For a lender that solves the geography problem directly: run "best mortgage lender for first-time buyers in [state]" once for each state you're licensed in and compare. Fan-outs show the sub-questions the engine runs behind that prompt, such as down payment help or FHA eligibility, which tells you which pages it went looking for. Personas let you ask the same thing as a first-time buyer and as a self-employed borrower.
The plan matters here. State and city tracking are on Business at $579/mo (5 projects, 350 prompts, 42,000 responses, 5 seats) and on every agency plan, starting with Kick-off at $199/mo if an agency runs your program. Essential at $95/mo and Professional at $245/mo track at country level only. That covers a national direct lender's brand prompts, but not a broker whose whole market is one city.
For stale answers, combine two features. Sentiment analysis shows how each engine frames you against competitors. Citation analytics show the page-level and domain-level sources behind the answer, plus Reddit citations and offsite mentions, so you can tell whether an old closing-cost figure came from your archived rate page or a comparison site's review of you. Citation trends show when that changed. Business also includes Ads Radar, which captures sponsored ads in ChatGPT Search, Google AI Overviews and AI Mode answers to your tracked prompts (not Perplexity). Visitor analytics ties AI-referred visits to conversions such as a started application.
2. Scrunch AI
Scrunch AI has an unusual answer to the readability side. Its Agent Experience Platform serves AI-optimized versions of your pages to LLM crawlers without changing what borrowers see, which helps when rate tables live in layouts bots read badly. Tracking covers up to nine engines on Enterprise, with competitor benchmarking. Starter is $250/mo billed annually ($300 monthly), and there's a 7-day trial with no card.
The catalog's cautions are real for lenders. Data refreshes weekly, which is slow when a wrong rate is circulating. State or city tracking isn't documented. Personas show up only as setup effort in its cons, so ask for a demo of them.
3. AthenaHQ
AthenaHQ folds citations, sentiment and traffic impact into a single GEO score, and its Action Center turns gaps into tasks like schema generation or content reformatting. GA4 attribution is listed. Starter is $295/mo ($245 annually) and single-country. Multi-region tracking and personas sit on Enterprise, reported at around $2,000/mo or more. A free tier of about 300 credits works as a trial, but every response costs a credit, so budget for state-by-state prompt sets carefully.
4. Birdeye Search AI
Birdeye Search AI is the branch-level option. It reports a Visibility Score and share of voice per location across seven engines, with Sentiment and Accuracy reports, and the Accuracy report traces wrong hours or addresses back to the source. Birdeye says it is SOC 2 Type II certified and GDPR compliant. Check what that covers with your own compliance team.
There's no published price. Usage is metered per prompt, engine and location, and the default scan is monthly. The Accuracy report is about location details, so it won't catch a wrong rate.
5. Proofsource
Proofsource has the feature closest to the staleness problem: wrong-fact detection that names the likely source page. It also lists cited pages and domains, listicles that leave you out, and review-site ratings, and every mention rate carries a 95% confidence interval. Pricing is per brand plus per question per engine. The $9/mo entry is 5 weekly ChatGPT questions, too small for a multi-state set. Only ChatGPT, Perplexity, Claude and AI Overviews are self-serve, and its entry documents no state or city targeting.
6. Profound
Profound reports citation share and answer-level analytics, and its Prompt Volumes dataset shows real query demand. The product is now sold mainly as marketing agents for content, demand and PR. Starter is $99/mo billed yearly and covers ChatGPT only with 50 prompts. Growth is $399/mo yearly for three engines. The wide engine list sits on Enterprise, from around $40k a year, and state targeting isn't documented.
7. Siteimprove Advanced AEO Insights
Siteimprove Advanced AEO Insights lets you group prompt sets by product line, region or buying stage, which maps well onto purchase versus refinance. It records brand mentions and content citations separately and reports brand sentiment. A writing agent drafts content against brand and accessibility rules. There's no published price, and Siteimprove's own pages disagree on which engines it tracks.
8. Reputation AI Location Presence Insights
Reputation AI Location Presence Insights checks branch by branch what ChatGPT, Gemini and Perplexity say your address, phone and hours are, with mentions and sentiment. The Fix Inaccurate Citations view links to the source site. It's a no-cost upgrade for customers on Business Listings or Rep Core, which lists at $80 per location per month. Results refresh monthly.
What to test in a trial
- Run one first-time-buyer prompt in three states you lend in. Does the tool return three separate results?
- Take one answer you know is wrong. Can you see the exact page it came from?
- Do comparison and rate sites appear as named domains in the citation report?
- Is sentiment reported per prompt and per engine, or only as a brand average?
- How often does data refresh? A monthly check is slow for rate-sensitive prompts.
- Multiply states by prompts by engines and price the result before you sign.
Why Promptwatch first
A mortgage brand's AI problem is local and it changes: the answer differs by state, and the facts in it go out of date. Location suites here see branches but not rate pages. Accuracy tools find wrong facts but don't track by state. Promptwatch puts state and city prompt tracking (Business at $579/mo, or any agency plan) in the same workspace as sentiment, page-level citation analytics and citation trends, so a wrong closing-cost answer in one state becomes a named source page you can fix. Visitor analytics then shows whether fixing it brought back applications.
Start with the prompts borrowers ask in your three biggest states. Run them in Promptwatch and look at who the engines cite.
